Tipping's creative use of concrete spine walls brings new life to an historic automobile dealership and its surrounding neighborhood.

Originally an elegant car showroom located on San Francisco’s historic Van Ness Auto Row, this is a prime example of an Art Deco concrete building. (It is included in the National Register of Historic Places.) Nearly eighty years after it first opened, with an addition equal in size to the original building plus seven levels of below-grade parking, it was reborn as a 450,000-sq-ft hub of entertainment and urban living.

The movie theater lobby, restaurants, retail spaces, and fifty luxury lofts are housed in the eight-story structure, which was seismically strengthened with narrow concrete spine walls, carefully located to avoid disrupting architectural elements. The creative use of architecturally discrete rigid spines mitigates damage from soft-story deformations and allows the transfer of seismic forces to the new and stronger addition.

A seven-story-tall escalator atrium was carved out of the existing concrete slabs to provide vertical circulation for the multiplex’s fourteen theaters housed in the addition. The movie auditoriums are intricately framed to form one of the early examples of new stadium-style seating.

The addition is steel-framed construction supported by the concrete parking structure. Its lateral system consists of concentric-braced frames designed to be exceptionally strong and tough, with heavy collectors to laterally support the original historic construction.
