This LEED Silver residential project showcases how a limited budget does not hinder thoughtful green strategies for underserved populations.

Located in downtown Oakland a block from Lake Merritt, this eight-story, 88,000 sf, mixed-use, transit-oriented, green building includes 79 affordable residential units for families traditionally underserved (including formerly homeless youth); 2,600 sf of commercial and retail functions; and a below-grade 54-stall parking garage. The residence also includes social services for tenants in transition from foster care.

In the spirit of promoting healthy living and resource conservation, the design team incorporated sustainable materials and energy-efficient systems like rooftop photovoltaic panels for lighting and heating. The architectural design features a stylish combination of exposed-concrete structure on the exterior as well as plate glass. The structural design called for post-tensioned concrete slabs braced with twin concrete cores, supported on deep foundations. 

Brought about in collaboration with the developer on a limited budget, Madison@14th was the recipient of the Urban Land Institute's 2010 Award of Excellence; AIA East Bay's 2008 Special Housing Award, and AIA East Bay's 2009 Exceptional Residential Project.
